Received the amount of 100k from Adonis. We executed this Acknowledghment Receipt in front of my Atty. Candido Montevirgen. Atty said there is NO NEED for Conditional Deed of Sale because we are NOT executing a Contract to Sell to buy the property on LONG term payments like one year or so rather we will pay the property after Holiday season. Also specified in the hand written receipt that 100k is partial payment of the lot.
This is the certification from DENR - CENRO Masinloc Zambales stating that the property is NOT covered by PUBLIC application meaning private ya with muhon at puede ya ma release ing title na.
As per document released by DENR on their old records that Florencia Mier with 1.4 hectare out of the 1.6 hectares rice land is registered tenant before 1989 . This was surveyed a very long time ago probably before 1989 Florencia Mier was the tenant at the time DENR had suveyed the land but Rosalinda Maravilla was the owner.
I ask DENR survey chief about this issue and He said DENR must conduct another cadastral survey in the presence of the brgy captain to change the NEW Registered Name to the current Tenant.

We have a little problem here: The Original Tenant who signed a waiver has son who is working on the Mango Orchard containing an area of 6,250 sqm of land. Documents below:
I talked to the Tenant and he is willing to sign a waiver for 100k arrangement deductible from the Total Balance for the tenant's consideration.
IMPORTANT: as per document the tenant is illigally staying on the property pero para ala namu issue at problema the Seller is giving the 2nd Tenant 100k to sign the Waiver and Quitclaim para ala namu problema.
All advances and earnest money will be deductible to Total of 2.2M
